Lloyd Hartley are a full-service Architecture Practice. This means we have the skills and expertise to provide our clients with a high level of service and support through the whole process of creating great projects.

We place a strong focus on relationships with key stakeholders. We are skilled in being fluid, and adapting to changes that may occur during the process. We thoroughly enjoy all the collaborative in person sessions that come with the projects.

We use a standard NZIA Agreement for Architectural Services as a contract between client and architect and once the likely scope of your project is known we can provide a full breakdown of how we approach fees for the various stages of your project.

Process

Our process includes working through everything related to Architecture, Interior Design, Hard Landscaping and Project Management of the building, custom made features and furniture, right through to helping choose new rugs, art and even the cutlery to suit your beautiful new home.

While every project is individually nuanced, and our services are tailored accordingly, most projects fall into the following three stages and associated deliverables.

Stage 1 Discovery, Strategy & Feasibility

It all starts with a conversation and a site visit:

BRIEFING - we work collaboratively on a briefing document to understand needs, personalities, and realistic resources.

SITE ANALYSIS - identification of site conditions, planning constraints and opportunities. We will coordinate the input of a Surveyor, Planner and sometimes a Geotechnical Engineer at this early stage.

CONCEPT DESIGN - exploration of floor plan and formal solutions to answer your briefing requirements in the context of the site analysis. We will present and discuss Strategy and Bulk & Location diagrams, Concept floor plans and initial 3D form renders.

INITIAL CONSTRUCTION COST ESTIMATION - we coordinate expert Quantity Surveyor advice at this point to provide feedback on Estimated Construction Costs and how this aligns with both your desired project scope and budget resources.

Stage 2 Design, Detail & Documentation + Consents

Following agreement on desired project scope, Lloyd Hartley collaborate with you for the following Design Development and Documentation stages.

At Lloyd Hartley, the crafting of integrated design never stops. Each progressive stage allows for further refinement and holistic considered and coordinated resolution to occur as we progress your project through to the completion of the For Construction Documentation.

PRELIMINARY DESIGN – refinement of the Concept taking on board cost implications and Planning and other key Consultant feedback and assistance. Depending on the nature of your project the end goal of this stage is an Approved Resource Consent. We will coordinate the input of other Consultants as necessary; Planning Consultant, Geotechnical Engineer and sometimes Traffic Engineer and Landscaping and Arboricultural Consultants will be required as well.

DEVELOPED DESIGN – fine-tuning of materiality, likely construction build-ups, and dimensioning rigour. The end goal of this stage is to input initial HVAC advice and procure fee proposals from Structural Engineers for your consideration.

DETAILED DESIGN & DOCUMENTATION | BUILDING – we then progress to working drawings and specifications for the purpose of the Building Consent Application. Specialist Consultant advice is carefully coordinated into the documentation to ensure clarity and consistency is achieved.

DETAILED DESIGN & DOCUMENTATION | INTERIORS - We love designing and integrating refined Interiors into our projects; Bathrooms, Kitchens and other bespoke elements. We bring a holistic approach where the Interiors are seamlessly integrated into the overall fabric of your home.
We have excellent relationships with key Bathroomware, Kitchen Appliances, Lighting, Curtain & Blind suppliers as well as Door Hardware specialists. We can also manage the selection and supply of Stone, Tile and Timber flooring and we look forward to introducing you to all our trusted contacts and assisting you in your decision making for these highly tactile areas.

Alternatively if you wish to engage a specific Interior Designer for this stage of work, we will happily coordinate with them too. We play nicely with others.

DETAILED DESIGN & DOCUMENTATION | HARD LANDSCAPING – We have a passion for Swimming Pools, Outdoor living areas and the connections between these areas. We can also coordinate the inclusion of a Landscape Designer for input on soft landscaping and planting strategies.

Stage 3 Build & Project Management

Combing the Detailed Design & Documentation packages provide a set of For Construction Documentation which is a set of drawings and specifications that are ready for a Main Contractor gain a very clear idea of the scope of your project so they can provide project specific Pricing and Construction Programming.

CONTRACT PROCUREMENT:
Often a Contractor is engaged via a formal Tender process which we can manage to ensure fairness and that the scope of your project is appropriately priced. However, there are other options which depending on the economic climate, desired quality, budget, and timeframes can be appropriate to your project. We will discuss these options with you during the Design & Documentation stages.

CONTRACT FORMATION:
Lloyd Hartley have access to and experience with forming a project specific from of NZIA SCC 2018, which is an industry standard construction contract appropriate for most projects we are involved in

Once your project is on site Lloyd Hartley provide proactive support services that include the following deliverables:

CONTRACT OBSERVATION:
Regular site attendances to review and comment on progress and compliance with Health & Safety requirements as well as Resource Consent, Building Consent and Contract Documentation.
Review of Fabrication Shop drawings (examples being cabinetry, door & window joinery, steel and precast elements), material sample reviews, on site tile, lighting & fitting setouts.
Coordination of Client supplied items to the contract to ensure timely arrival on site in relation to the Contractor’s Construction Programme.

CONTRACT ADMINISTRATION:
Establish and maintain clear communication processes. Site meeting agendas and minutes, Contract Directions.
Coordinate any Consultant meetings as necessary.
On site change management, Variation Price requests and Variation Orders.
Payment claim processing.
Defect & Omission reviews and Practical Completion assessments.
